If you’re renting a 1–4 unit property in Brampton, you now need a Residential Rental Licence in every ward.

Operating without it can expose you to escalating fines:

  • $750 (first offence)

  • $1,250 (second offence)

And the City’s own program materials warn that non-compliance can become a serious issue, including larger penalties tied to building code breaches.

What Brampton Requires

    Brampton requires landlord licensing for all one to four unit residential rentals citywide, ending ward exemptions and expanding enforcement oversight.

    Mandatory Online LANDLORD Module

    All Brampton landlords must complete a one time online education module demonstrating knowledge of safety, insurance, occupancy, and compliance obligations.

  • Ongoing Licensing Conditions

    Licensed landlords must continuously meet maintenance, insurance, and compliance conditions, including inspections, documentation, & adhere to property standards.

  • PROGRAM from 1/1/26 through 12/31/28

    Brampton’s residential rental licensing program runs from 1/1/26, with annual reviews and extensions or changes - which will be announced by the city.

Properties That Require a Licence

  • Single Dwelling Units: Whole residence, no additional units.

  • Two-Unit Dwellings: Principal residence plus one Additional Residential Unit..

  • Multi-Unit Residential Dwellings: More than one Additional Residential Unit, Triplex, Fourplex and Garden Suites.

Important: Any Additional Residential Unit (ARU) must be registered with the City before applying for an RRL licence. For guidance on registering your unit, click here. An ARU is a self-contained rental unit with its own kitchen, bathroom and sleeping area. It can be located inside the main house or in a separate building on the same property (such as a garden suite).

Brampton RRL Licence Process: Step-by-Step.

    • All ARUs must be registered with the City before applying for a RRL licence.

    • Ensure all rental units comply with safety, fire and property standards.

    • Ensure all rental units have appropriate insurance coverage based on the type of rental (​minimum $2M liability coverage).

    • Complete RRL application​ with all required documents and provide consent for the City to verify that your property meets safety, fire and maintenance standards.

    • Complete the one-time landlord educational module​ as part of your application.

    • The licence application is free.

    • Once approved, your RRL licence will be emailed.

    • Post licence in a visible location inside the rental unit where tenants can easily see it.

    • Maintain compliance with licence conditions and renew licence annually.

Mandatory Licence Requirements

  • Occupancy Limits

    Follow occupancy limits and only provide rooms for sleeping if they have been approved under a building permit.

  • Smoke and CO alarms

    Always maintain working smoke and CO alarms in accordance with Ontario Fire Code.

  • Legal Parking

    Provide legal parking only. No parking on grass, roadways, walkways or unapproved areas.

  • Maintain Property

    Maintain the property, including lawn care, snow removal and garbage storage.

  • Provide Tenant Instructions

    Provide tenants fire safety instructions, emergency contact info, parking rules and waste guidelines.

  • Compliance and Enforcement

    Having an unregistered ARU or operating without a licence is a serious offence and can have significant safety and health risks.
